provider of Section 42 affordable housing, is seeking a skilled
Compliance Specialist to join our dedicated team. In this role, you
will play a crucial part in ensuring that our properties adhere to
all regulatory requirements and maintain the highest standards of
compliance. Eligibility and Application ProcessingAccurately
calculate annual income for initial and continued eligibility in
accordance with established program regulations and
procedures.Review each application and/or recertification to ensure
completeness and accuracy.Perform credit checks, background checks,
and verifications for new applications.Enter income and asset
information using compliance software to determine
eligibility.Process Unit Transfer Requests.Correct Excel
Spreadsheets to send out month-end Recertification Packets. Pull
and shift files in the file room.Lease Preparation and
RenewalEnsure preparation of initial leases, move-in packets, and
renewal documents, including Market Rate, LIHTC, and Section 8
units within established time frames.Ensure all initial lease and
renewal documents are completed and uploaded to compliance
software.Pull monthly compliance spreadsheets and follow up with
unreturned leases.Additional DutiesReceive and respond to routine
compliance telephone inquiries.Send various correspondence to
applicants and residents (e.g., approval letters, rental increase
letters, return of signed lease documents, and other
compliance-related correspondence).File correspondence and forms in
resident files.Assemble new and vacated resident files. Maintain
resident files, reports, and auditing files.Provide support for
third-party compliance contracts.Notice to Vacate and Refund
ProcessingComplete Notice to Vacates.Process Wait List/Application
refunds within 24 hours.General Administrative DutiesFaxing,
filing, copying, and providing assistance to the Compliance
Manager.Compliance TrainingAssist in providing compliance training
to new resident managers and property managers in the assigned
portfolio, as requested.Provide input in developing and updating
training modules with the Compliance Manager.Other Related
DutiesPerform other related duties and special projects as may be
assigned.Leasing AssistanceAssist leasing with answering apartment
availability inquiries. ReceptionistReceptionist BackupServe as a
backup to the front desk receptionist.Requirements:Education: High
School diploma or equivalent.Experience: Customer service, office,
administrative, or banking experience preferred.Certifications:
Certified Tax Credit Specialist (to be obtained within one
year).Skills: Clear communication, both verbal and written. Ability
to work with the public and senior citizens. Strong organizational
and time management skills. Ability to work independently and as
part of a team. Proficiency in Microsoft Office and data entry.
Knowledge of Section 42 and Section 8 compliance requirements.
Working Conditions:Regular use of hands, talking, and
hearing.Frequent sitting, standing, walking, and
reaching.Occasional climbing, balancing, stooping, kneeling,
crouching, or crawling.Ability to lift/move up to 25
